BIM strategy & delivery

ISO 19650-aligned information management, from EIR and BEP through to model audits and handover.

We set the information requirements before a single model is authored, then hold the delivery to them. That means employer's information requirements, BIM execution plans, common data environment structure, level-of-information-need matrices, clash and coordination workflows, and model quality audits at each stage gate.

Digital twins

Connecting the as-built model to live operational data so the twin answers questions, not just renders geometry.

A twin is only worth building if someone makes a decision with it. We start from the operational use cases — energy performance, space utilisation, maintenance planning, tenant experience — and work backwards to the data model, integration layer and interface required to serve them.

AI for the built environment

Applied machine learning and generative AI where it measurably shortens a workflow — not where it demos well.

We are deliberately narrow here, and we build what we sell. Zera — our own AI platform — already automates the LEED credit calculations that take an analyst a full working day, returning them in under fifteen minutes with the professional sign-off intact.
